Building home extensions and renovations

Renovating or extending your home can make it a nicer place to live, not to mention adding plenty of value should you want to sell it on.

However, it`s not a decision which should be taken lightly. Renovations or extensions can take a long time and cause disruption and inconvenience to your daily life. They can also be expensive, possibly even requiring loans and then there is the planning process to take into account for extensions.

If you are thinking about renovating or extending your home, it is worth considering the following:

Disruptions
If you choose to undertake any work on your home, then a level of disruption is inevitable. It is worth considering whether or not losing or compromising the use of any of your rooms is something you can live with, however temporary this may be. It may be relatively easy if it`s a spare room, but a kitchen or bathroom might be more difficult to work around. When consulting tradesmen, enquire about the timescale of the work and consider whether or not you can live with it.

Expense
The cost of renovating a room or adding an extension can also be significant and unless you have enough working capital, you may need to secure a bank loan. If you are confident that you can easily meet the repayments and that it will be worthwhile, then it could be worth considering. You could also arrange a payment plan with the company which is conducting the work.

Planning
If you are planning on making an extension to your home, then it`s likely that you will have to submit a planning application to your local authority. Consider the changes you are proposing, as other residents can make official objections to them. However, if you are planning changes to the inside of your home, it is unlikely that you will need planning permission.

Insuring your investment
When your home extension or renovation is complete, you should immediately notify the company which provides your home insurance. The structure of your house, along with its permanent fixtures and fittings will be covered by your buildings insurance, while any new items that you buy should be covered by your contents policy. It`s important to notify your insurance company of these changes as any loss or damage caused to your renovated room, extension or the contents may not be covered by your home insurance policy.

If your home insurance is up for renewal, it`s unwise to just accept the quote that your current provider gives you. There might be cheaper, better value deals on insurance elsewhere. Therefore, it`s a good idea to search online, through a comparison website.
